Data from REMAX’s annual report on the rental market show that 80% of tenants interested in greater Athens are looking for apartments renting for between 500 and 800 euros a month. This amount reflects residents’ current purchasing power.
According to the same report, the average gross salary of a full-time private-sector employee is 1,512 euros, or about 1,175 euros net per month. As a result, demand for rentals under 800 euros remains dominant in the capital. Meanwhile, rents in Athens have continued to rise significantly in recent years, limiting options for citizens with average incomes.
This is the main market context, in which rental prices in Attica and the REMAX report describe a growing gap between families’ financial means and landlords’ demands. Five-year rent data show that the trend is not temporary but structural, and it also affects areas that were previously more affordable.
In this setting, Athens’ property market is facing a double pressure: high demand for rentals under 800 euros and supply that increasingly corresponds to high prices. This situation makes rents in Athens one of the most sensitive issues for residents, while landlords benefit from the continuous rise in prices.
Calculations show that a single person living alone can afford a rent of 500-600 euros per month. For couples, the limit rises to 800-900 euros. This is also linked to economic criteria, according to which housing expenses exceeding 40% of monthly income are considered an excessive financial burden.
However, prices in the property market remain high. According to the SPI index of the Spitogatos platform for the third quarter of 2026, the average asking rent in the Attica region reaches 10.93 euros per square meter. Thus, for a 70-square-meter apartment, tenants must pay on average about 770 euros per month.
In central Athens, this amount can reach 850 euros. In the western suburbs, around 700 euros. The highest prices are recorded in the southern suburbs, where rent for an apartment of this size can go up to 940 euros.
The data show that the strongest price increases over the past five years have been recorded precisely in areas that were previously considered more affordable. In Piraeus, the average asking rent has risen by 46%, from 7.53 euros to 11 euros per square meter. In the eastern suburbs, the increase has been 40%, reaching 9.69 euros per square meter.
In the rest of Attica, an increase of 38.89% has been recorded, with the price reaching 10 euros per square meter. The centre of Athens has also registered a considerable increase of 35.78% over five years, with the average rent now reaching 12.22 euros per square meter.
Overall, rents in the Attica region have risen by 36.26% over the past five years. This has deepened difficulties for citizens seeking affordably priced housing, while property owners have benefited from the continuous rise in the market.
